What to watch for in a management agreement
Whoever you choose, the contract is where the money is decided. These are the questions we would ask before signing anything:
- Is the fee on gross or net? A percentage of net revenue and a percentage of gross revenue are entirely different prices wearing the same number.
- What is excluded? Ask specifically about cleaning, linen, restocking, maintenance call-outs, photography and listing setup. A low headline rate with everything billed on top is not a low price.
- Who keeps the guest fees? Booking, pet, early check-in and hot-tub fees charged to guests should be accounted for somewhere you can see.
- How long am I tied in, and what does leaving cost? Get the notice period and any termination fee in writing.
- Who owns the listing and the reviews? If the manager holds the account, the reputation you build may not leave with you.
- Who answers at 11 p.m.? A named person and a real escalation path, not a shared inbox.
